Our province of British Columbia now mandates that most strata complexes complete an Electrical Planning Report (EPR) by 2026. This requirement supports the CleanBC initiative and modernizes property safety. An EPR reviews your electrical capacity and spots any necessary upgrades for your strata property across the Lower Mainland.
At Townside Electric, we have in-house Electrical Professional Engineers that generate the electrical planning report. Under BC Strata Property Regulation 5.10 specifies that any Part 3 buildings require EPR's to be completed by either an electrical engineer or an applied science technologist. Only Part 9 buildings can have an EPR completed by an electrician. A Part 9 building is a maximum of 3 stories high and has a maximum footprint of 6500 square feet; buildings of larger size will require an engineer. This is the main benefit of Townside Electric, you will be dealing with professionals who are engineers and boots-on-the-ground Master Electricians. Having both parties involved ensures the report is accurate with engineered calculations, and also having electricians on the site allows for accurate budgets when providing pricing for future upgrades.
By choosing our EPR services, you invest in safety, efficiency, and long-term savings. We guide you through any complexities of modern electrical regulations without any disruptions. Our expertise ensures that your property meets CleanBC mandates with minimal hassle.
Contact us today to secure your compliance. Let us help you enhance safety and efficiency in your strata complex while adhering to new provincial requirements without delay. We can visit your complex and walk you through our process.
An EV Ready Plan is a comprehensive strategy that prepares a property for EV charging infrastructure. It typically includes:
Electrical Load Assessment – Analyzing your building's electrical capacity to support future charging stations.
Infrastructure Planning – Designing wiring pathways, panel upgrades, and charger layouts.
Cost Estimation – Projecting total installation and upgrade costs with flexibility for future expansion.
Permitting & Compliance – Navigating local and provincial codes for approvals and safety standards.
Rebate Assistance – Helping property owners take advantage of available incentives.
For full requirements and guidelines, see the official BC Hydro EV Ready Plan Requirements PDF.
Future-Proof Your Building: Be ready for the growing number of electric vehicles among tenants and homeowners.
Save Money with Rebates: Qualify for BC Hydro incentives that reduce upfront costs for planning and infrastructure. Take advantage of rebates when they are available.
Avoid Retrofit Costs: Planning in advance prevents expensive retrofits and downtime later.
Meet Local Codes: Stay ahead of BC's provincial and municipal EV infrastructure regulations.
BC Hydro, in partnership with CleanBC, offers financial support for eligible buildings:
EV Ready Plan Rebate – Up to 75% of costs, to a maximum of $3,000.
EV Infrastructure Rebate – Up to $600 per parking space (max $120,000 per building).
EV Charger Rebate – Up to $1,400 per Level 2 charger (max $14,000 per building).
Note: Rebates require a completed EV Ready Plan and a pre-approval process.

Replacement
An EV Ready Plan is a professionally prepared electrical assessment and infrastructure strategy for equipping a building’s parking stalls with EV charging capability. Under CleanBC regulations, all new residential developments and most major building upgrades are required to support EV charging for at least one energized outlet per residential unit. Even existing strata buildings are proactively planning upgrades to future-proof their infrastructure and meet growing demand from residents.
In British Columbia, EV Ready Plans are mandatory for new construction. All new residential parking stalls (excluding visitor stalls) must be “EV-ready,” meaning each stall must have wiring that terminates within 5 metres to support a Level 2 EV charger. For commercial developments, at least 10% of stalls must meet the same standard. While not yet mandatory for existing buildings, strata corporations are encouraged to prepare EV Ready Plans now to stay ahead of future requirements, qualify for rebates, and meet rising demand from residents.
A typical EV Ready Plan includes:
A site visit and electrical load assessment
A design layout showing proposed energized outlets for each parking stall
Cost estimates for installation (EV infrastructure and energized outlets)
A load management strategy to avoid overloading your existing electrical capacity
Guidance on eligible incentives and rebates
A roadmap to scale EV charging over time while staying compliant and cost-effective
Costs vary depending on your building's electrical capacity and infrastructure needs. On average, an EV Ready Plan ranges from $2,000 to $5,000, but rebates can significantly reduce this. The CleanBC Go Electric Program offers up to $3,000 for the EV Ready Plan and $600 per stall for infrastructure. Our team helps with rebate applications to maximize your funding opportunities and minimize out-of-pocket costs.
In most cases, not without upgrades or load management. An EV Ready Plan determines how much your current system can support and recommends either a service upgrade or a load management system that allows multiple EV chargers to operate efficiently without overloading the system. This step is crucial to ensuring safe, scalable, and code-compliant EV infrastructure.
