What is lighting control and automation?

Basically, your lights run themselves. Sensors detect when a room is empty, schedules turn things on before staff arrive and off after they leave, and you stop paying for lights nobody needed on in the first place.

Lights that match the moment

Whether it's a busy morning or a quiet evening close, your lighting adjusts to fit. You set it up once and it takes care of itself from there.

Different rooms, different settings

The boardroom doesn't need the same lighting as the warehouse floor. We set each area up separately so you're only running what's needed, where it's needed.

Your energy bill goes down

When a room is empty, the lights turn off on their own. When there's enough daylight coming in, they dim. Most buildings cut their lighting energy use by 30 to 40 percent after a system like this goes in.

Is it really worth it?

For most buildings, yes. The energy savings alone tend to pay for the system within a few years. Add in the convenience and the fact that you never have to think about it again, and it's a pretty easy decision.

Future Proof

You can add to it whenever you're ready.

You don't have to do everything at once. Start with the areas that make the most sense, then add zones, sensors, or integrations as your business grows. Nothing needs to be torn out or rewired when you want to expand.

Premium commercial lighting control system

We handle the code side of it

BC electrical code has specific requirements around emergency lighting, egress, and energy use. We know the rules and make sure everything is installed to meet them. You don't have to worry about that part.

Your building is worth more

Buildings with automated lighting lease for more and appraise higher. Tenants and buyers notice when a building is set up well. It's one of those upgrades that pays you back twice.

How we do it

Here's exactly what happens when you work with us, from the first call to the day your system goes live.

01

Say Hello

Reach out by phone or email and tell us a bit about your building. We'll ask a few questions to get a feel for what you need before we ever show up on site.

02

We Come See the Space

We walk through your building, look at every zone, fixture, and circuit, and figure out exactly what the system needs to do. After that we give you a fixed quote with no surprises.

03

We Plan It All Out

We put together a full plan for your building. Which zones get sensors, what schedules make sense, how everything connects. You see the plan before anything gets installed.

04

Installation Day

Our licensed electricians come in and get it all put in. We work around your hours so your business keeps running. When we leave, it's clean and ready to go.

05

We Set It All Up

We program every scene, set the schedules, and test every sensor. Then we show you how it works. By the time we leave, you know exactly how to use it.

06

We Stick Around

If something changes or you want to add a zone, just call us. We've worked with most of our clients for years and we're easy to reach when you need us.

Lights not doing what they're supposed to?

Give us a call. We know these systems inside and out and can usually sort it out the same day.

Why choose Townside?

We've been doing commercial electrical work in the Lower Mainland for over 15 years. Lighting automation is something we actually specialize in, not just something we offer on the side.

We've Done This a Lot

Over 15 years in Delta and the Lower Mainland, we've installed lighting systems in offices, retail stores, warehouses, and restaurants. We've seen what works and what doesn't, and that experience shows in every job we do.

Everything Is Done by the Book

We pull the permits, handle the inspections, and make sure every install meets BC electrical code and ASHRAE 90.1 energy standards. When we're done, your system is certified and insurable. No shortcuts.

Built for Your Building, Not Someone Else's

We don't drop in a pre-packaged system and hope it fits. We look at your floor plan, how your staff actually uses the space, and what matters most to your business. Then we build around that.

Lighting Automation Questions

Some of the most common questions we get, answered straight.

What is a lighting control system?

It's a system that manages all the lights in your building for you. Sensors detect when rooms are empty, timers turn things on and off on a schedule, and you can override anything manually if you need to. The goal is simple: lights on when you need them, off when you don't.

How much can I save on my energy bill?

Most buildings cut their lighting energy use by 30 to 40 percent. The exact number depends on your building size, what you currently have, and how much you automate. We'll give you a realistic estimate after we see the space.

Can you automate just part of my building?

Yes, absolutely. A lot of clients start with one floor or one area and add more later. There's no pressure to do everything at once. We build the system so it's easy to expand when you're ready.

Will it work with my existing lighting fixtures?

Usually yes. Most LED, fluorescent, and high-intensity fixtures work with our systems. We check everything during the site visit and let you know upfront if anything needs to be swapped out.

How long does installation take?

A standard commercial floor usually takes one to three days. Bigger jobs take longer, but we work around your schedule. If you need us to come in evenings or weekends to avoid disrupting your business, we can do that.

Do I need to do anything to maintain the system?

Not much. Once it's set up it mostly runs itself. We suggest a check-in once a year to update the software and make sure everything is still calibrated properly, but that's about it.

Can I control the system from my phone?

Yes. Most of the platforms we install have a mobile app so you can adjust settings, check on things, or override a schedule from wherever you are. We'll set that up for you and show you how it works.

Will you handle permits and inspections?

Yes, we take care of all of that. We pull the permits, deal with the city and BC Hydro, and make sure the install passes inspection. You don't have to chase anything down.

What happens if a sensor or controller fails?

If a sensor goes down, the lights don't just shut off. They fall back to a default setting so your building keeps working normally. We also offer service agreements if you want someone on call to sort things out quickly when they come up.

Want to see what's possible for your building?

We come to your building, take a look at what you've got, and put together a plan and a quote. No pressure, no commitment. If it makes sense, great. If not, you'll at least know what your options are.
