What is an Electrical Planning Report?
Think of an Electrical Planning Report (or EPR) as a full check-up for your building's power. It tells you how much electricity your building uses now and how much room you have left for things like EV chargers and heat pumps.
A look at your power
We look at everything from the main power line coming into your building to the panels in each unit. We check your peak usage and see how much extra power your building has left to use.
Planning for EVs
More and more people want car chargers and heat pumps. Our report maps out how to add these to your building without causing power trips or needing expensive emergency fixes later on.
Meeting BC laws
BC law now says most stratas need this report. We make sure yours meets every rule and gives you a clear plan for the future so your strata council can make smart choices.
Why is this planning so important?
Whether you live in a condo or a townhouse complex, knowing how much power your building can handle is the best way to avoid big costs down the road.
Townhouses and Multi-Family complexes.
Multi-family buildings have unique power needs. We look at everything from shared parking lots to common outdoor lighting. Our report helps your strata council understand how to meet the growing demand for EV charging and heat pumps without blowing the budget.

Meeting BC law
Most BC stratas with five or more units must get an Electrical Planning Report by 2026 or 2028. We help your building stay on the right side of the law while giving you a clear roadmap for the years ahead.
Helping your property value
A building with a clear power plan is worth more. When buyers know the building can handle car chargers and new heat pumps, they feel better about their investment. Plus, it keeps special levies and surprise costs away.

Electrical Planning Reports Questions
Strata electrical maintenance raises specific questions around responsibility, compliance, and cost. Here are honest answers to what we hear most often.
What is an Electrical Planning Report (EPR)?
It is a full check-up for your building's power system. We look at how much electricity you use now, how much you have left, and how much you will need for things like car chargers and heat pumps in the future.
Is this report required by law in BC?
Yes. BC law says most strata buildings with five or more units must get one of these reports. It helps everyone understand the building's electrical health and plan for the next few years.
When is the deadline to get one?
If your building is in Metro Vancouver, the Fraser Valley, or the Victoria area, you need it by December 31, 2026. For other parts of BC, the deadline is December 31, 2028.
What does the report include?
We check your main power line, every panel, and how much electricity is being used at peak times. We also look at your plans for EV chargers and heat pumps to see if your current system can handle them.
Will this help us plan for EV chargers?
Absolutely. One of the main reasons for an EPR is to see if your building can handle car chargers. We give you a clear roadmap so you know exactly what upgrades you might need before you start installing them.
Who writes the report?
For most buildings, the report must be signed off by a qualified electrical professional. We have the experience and licenses to make sure your report meets every BC rule.
Does every strata building need one?
Most do, but if your building only has four units or fewer, you are usually exempt. It applies to condos, townhouses, and even business or industrial stratas.
Will the process disrupt residents?
Not much at all. We visit your building and look at panels in common areas and parking lots. We don't usually need to enter every unit, and we definitely don't need to turn off the power during the visit.
