Strata maintenance questions
Managing a building usually comes with a lot of questions. Here are some simple, honest answers to the things we get asked most often.
How often do we need an electrical check-up?
Most buildings should be checked at least once a year. If your building is a bit older or has lots of electric car chargers, we might visit every few months instead. We'll help you figure out a schedule that works best for your specific building.
Who is responsible for the electrical work?
The strata council looks after all the shared spaces like hallways, parking lots, and meeting rooms. Individual owners only have to worry about the power inside their own suites. We help strata groups understand exactly what they need to take care of so everyone stays safe.
What happens during a maintenance visit?
We check all the main electrical boxes, test the breakers, and look at the lights in hallways and outside the building. We also make sure the emergency lights are working. After each visit, we'll send you a clear note explaining everything we found and fixed.
Can you help if there's an emergency?
Yes. Our regular maintenance customers get help first. If a power box breaks or lights go out in a hallway, just call us and we'll be there fast, usually on the same day. We know that electrical problems in a big building can affect a lot of people at once.
Can you help with safety rules in older buildings?
Definitely. Many older buildings have wiring or panels that don't follow the latest safety rules. We can take a look, find any problems, and help you make a plan to fix them slowly over time so you don't have any big, unexpected bills.
Do you look after electric car chargers?
Yes. Taking care of car chargers is a big part of what we do now. We check the chargers, the wiring, and the power boxes that run them to make sure everything stays safe as more people in your building start driving electric cars.
Will the work bother the people living here?
We plan our work so it doesn't get in anyone's way. Most of our checks happen during the day without having to turn off the power. If we ever do need to turn it off, we'll let you know well in advance and keep it very brief.
Do you provide notes for our building records?
Yes. After every visit, we'll send you a simple report that shows what we checked and what we did. These notes are great for your building's records and insurance. They make it easy to show that your building is being looked after properly.
Can you work with our property manager?
Of course. We work with many property managers and they are usually our main point of contact. We provide quotes and reports in a format they find easy to use, and we understand how strata councils make decisions.
